The NABERS Sustainable Portfolios Index (SPI) 2025 has officially launched, revealing the impressive achievements of 67 property portfolios from 30 leading companies, reaffirming the property sector’s growing commitment to sustainability, efficiency, and environmental performance.
Now in its seventh year, the NABERS SPI ranks office, shopping centre, and hotel portfolios based on their NABERS ratings for energy, water, waste, and indoor environment quality. This year’s results show a continued upward trajectory in performance, highlighting the increasing importance of environmental accountability across Australia’s commercial property sector.
Key Highlights from SPI 2025:
- 67 portfolios from 30 companies: The SPI 2025 includes 48 office portfolios, 16 shopping centre portfolios, and 3 hotel portfolios, representing over 500 assets.
- Hotel sector joins the SPI for the first time: For the first time, hotels have been included in the SPI, marking a major milestone for the NABERS program. CapitaLand and Schwartz Family Company are the first hotel operators to participate, with a combined total of approximately 6,000 rooms across Australia.
- Top performers: Quality Green Group and Walker Corporation top the Office Energy Index, with QIC Real Estate leading the Shopping Centre Energy Index.
- New Data Features: This year’s SPI introduces additional insights, including the Renewable Energy Indicator (REI) and Electrification Percentage, which makes it easier to identify portfolios leading the way in renewable energy adoption.
NABERS’ Commitment to a Greener Future
Since its establishment in 1999, NABERS has been at the forefront of driving sustainability in the built environment. With buildings rated under NABERS having collectively saved almost $2 billion in energy bills and reduced 13.4 million tonnes of carbon emissions, the SPI 2025 further solidifies NABERS’ role in helping the property sector meet its climate and efficiency targets.

Whether they’re fine-tuning decades-old office buildings or benchmarking entire hotel portfolios, the leaders are showing how measuring performance translates into more efficient, attractive and more commercially valuable assets.”
Significant Growth in Sustainability Practices
The 2025 Index also reflects growing participation across key environmental categories. Notably, the Shopping Centre Energy Index has seen a major increase in full participation, with 13 portfolios now disclosing 100% energy coverage, up from just 7 portfolios last year.
In addition, the introduction of the Renewable Energy Indicator (REI) allows portfolios to track their renewable energy usage more accurately. Leading the way, QIC Real Estate Active Retail Property Fund achieved an outstanding 97.46% renewable energy usage, topping the Shopping Centre category and the overall index.
A Vision for the Future
The SPI 2025 also features more user-friendly tools to help portfolio owners and managers make informed decisions about their sustainability journey. The introduction of new data points such as the Electrification Percentage will provide a clearer picture of how portfolios are progressing towards electrification, contributing to net-zero goals.
While the SPI is about recognising top performers, it also provides an opportunity for asset owners to assess their standing and set clear goals for the future. Every portfolio that participates is contributing to a more sustainable and energy-efficient built environment.
